We offer two options: a) as your second home only for your own use or as an investment property for a tourist rental with promising returns and VAT refund or as a primary residence for housing.
We will be happy to offer a suitable financing concept by a Czech or Austrian bank to finance a flat with approximately 30% of own resources through rental income. The current interest rate in Austria is around 1.25%. The purchase cost is approximately 10% of the gross purchase price, as a standard process for purchasing Austrian property. Invest & Design charges 3,5% + VAT on the purchase price of the property incl. VAT. We will guide you through the purchase process, including legal advice and assistance in the Czech language throughout the purchase process and in Austria (during the inspection, when signing documents with an Austrian notary, etc.).

WINTER CENTER KREISCHBERG

The resort is located within walking distance from the apartments. Designed for skiers and snowboarders, it offers comfortable carving and quality dining in the modern ski area. The mountain is inspired by its amazingly wide 42 km long ski slopes. In addition, there are special adventure attractions such as the speed track, the permanent race track, the hose arena, the Yabaa Dabba Doo-Land, the dinosaur forest and the ghostly train. In 2019 Kreischberg was awarded the “best ski resort with a total slope length of up to 60 km”. In the professional ski schools and kindergartens in the region, children learn how to ski safely from an early age, while adults can enjoy downhill runs on long runs. Comfort for winter sports enthusiasts: ski and ski rental directly at the ski slope. Tiring transportation of equipment from the ski slopes is now a thing of the past: for example, you can rent ski or snowboard equipment at the valley station and store all the equipment in a modern ski depot after the ski day.
There are heated ski lockers for two pairs of skis or snowboards and heated family lockers that can accommodate a total of four people. Ladies will enjoy this luxury in particular: the heated storage space in the ski rental at the Kreischberg valley station makes cold feet a thing of the past. Enjoy summer on foot or on two wheels, in the water, on the golf course or in the mountains – in summer there is always something to do for nature and sport lovers. Leisure activities include swimming, golf, archery, tennis and climbing, horse riding or fishing in the Mur River. If you want to hike with the whole family, it is advisable to take the Kreischberg cable car to the top station. Once you reach the top station there are many hiking trails waiting for you. The Murau-Kreischberg is ideally located in the first part of the famous Murradweg, which runs from Salzburg Lungau to the Slovenian border across Styria. On the first stage of this wonderful route along the Mur you will be rewarded with beautiful panoramas. Visit the golf course at the foot of the Kreischberg mountain. The 18-hole course has an attractive design. A unique golf experience between peaks, valleys and Mur, where there is a large number of rolling greens. In summer, the Murau-Murtal region hosts the Formula 1 race and the Moto GP, RED BULL RING. Numerous events are held here year-round. A holiday in the Murau-Murtal region also offers many culinary experiences. Not surprisingly, the region was already promoted to a ‘recreation region’ in 2006.
